MADE FOR THE ORTON JUNCTION DEVELOPMENT:
CHALLENGED

CLAIM
1. To capture the shoppers who go to King county and keep that money in
Sumner and Pierce County.
This will not happen simply because of the traffic issues this development
will create. There are only two ways to get to this place, from 166th and
off SR162 via Riveside Drive. Those two areas, 166th and SR162, will
have a huge congestion problem. We all know they are a problem already.
In truth the primary access will be off 166th. That area was built out to the max when WinCo Foods was
built. The traffic is pretty well at capacity there during typical commute
hours. With a Y that has 20,000 members, it’s going to be impassable. Even
if it has 10,000 members, it will be a place you will want to avoid. And then
consider the over 2200 residents and the 1700 employees they expect to have
there when it is fully built. As time passes no one will want to shop or
live there because they can’t get in or out. The evening commute will further exacerbate
the situation with the patrons of the businesses. So
the shoppers they want to attract will find alternatives. Just about anyplace
will be better than that.
